New construction roofing project

What we do

New roof spans for kitchen extensions, rear single-storey builds, wrap-arounds, and full new-builds. Dormer extensions and loft conversions across Yorkshire and Rotherham. We work in alongside main contractors and direct for homeowners, taking the roof end to end from drawing to handover.

Project types

  • Extensions. Single-storey kitchen extensions, double-storey rears, side returns, wrap-arounds. Hipped, gabled, or flat-topped, your choice.
  • Loft conversions. Box dormers, hipped dormers, mansards, rooflights. uPVC or timber cladding to match the existing property.
  • New builds. Self-build homes, infill plots, replacement dwellings. Full roof package from breathable underlay to ridge.
  • Outbuildings. Garden offices, workshops, detached garages.
  • Commercial. Shop fronts, office refurbs, small industrial. EPDM and standing-seam metal where the spec calls for it.

What we handle

  • Roof spec input on the drawings so the build details are right first time
  • Material procurement (Marley, Russell, Welsh slate, Yorkshire stone, Tata Steel)
  • Scaffold scheduled to suit the main contractor's programme
  • Building control inspections (pre-felt, pre-tile, completion) booked in
  • Approved Document L thermal compliance built in
  • Manufacturer warranty registration so the paperwork lands with you

Common questions

Do you work with the main contractor or directly with me?

Both. We come in via main contractors as the roofing trade, and we work direct for homeowners running their own build. Either way, we take the roof end to end from drawing to handover.

What thermal performance do you build to?

Current Approved Document L as a minimum. New extensions and full new builds get a full warm-deck or cold-roof build-up with insulation specced to U-value, ventilated soffit, and breathable membrane.

Can you fit rooflights or solar-ready conduit?

Yes. Rooflight openings cut and trimmed during the roof install, integrated lead trays at the upstands, and solar-ready conduit runs through the loft if you want to add panels later.

Do you handle Building Control inspections?

We book the inspection visits (pre-felt, pre-tile, completion) into the build programme and meet your inspector on site. You get the sign-off certificate for your records.

What roofing materials do you recommend for an extension?

Concrete tile in matching colour is the default for like-for-like extensions on existing semi/terrace stock. Welsh slate matches Victorian properties. Yorkshire stone for listed and conservation work. We bring samples to the site visit.
