What we do

Flat roofs on kitchen extensions, dormers, single-storey rears, and garages across Yorkshire and Rotherham. Failed felt flat roofs are one of the most common call-outs we get, especially after a wet winter. We strip the old felt back, set proper falls so water drains clear, fit insulated upstands, and bond a one-piece EPDM membrane so the join lines disappear.

Systems we fit

  • EPDM (rubber). Single-ply rubber membrane bonded in one piece. The default for residential extensions and dormers across the borough. 20-year manufacturer warranty.
  • GRP (fibreglass). Reinforced fibreglass formed seamlessly on-site. Clean look, no joints to fail, 25+ year lifespan. Worth the extra cost on visible flat roofs and balconies.
  • Built-up felt. Traditional layered felt with a mineral cap sheet. Lower spec than EPDM but the right choice on certain heritage outbuildings.

What's included on every flat roof

  • Strip-off of failed felt or rubber, deck inspected for rot
  • Insulation upgrade to current Approved Document L
  • New falls set to clear ponding water
  • Insulated upstands at every abutment
  • Single-piece EPDM bonded edge-to-edge, GRP formed in place, or new built-up felt depending on spec
  • New lead aprons or chase flashings where the flat roof ties into the pitched span
  • Skip on site, all waste cleared on the last day

What waiting costs you

Failed felt holds water for a season or two, then the deck rots. Once the deck is gone the cost is no longer a re-cover. It is a full strip, deck replacement, and re-board. The difference between a £1,200 EPDM re-cover and a £3,500 full deck rebuild is usually one wet winter.

Common questions

How long does an EPDM flat roof last?

20-year manufacturer warranty as standard, real-world service life often 25 to 30 years if the falls are set right and the abutments are properly flashed. Done right, you do not think about it again for a long time.

What is the difference between EPDM, GRP, and felt?

EPDM is a single-piece rubber membrane bonded in one go: no joins, fast install. GRP is fibreglass formed seamlessly on site: cleanest look for visible flat roofs. Felt is the traditional layered system, lower spec than the other two but still right on some heritage outbuildings.

Can you re-cover over an existing flat roof?

Sometimes yes, sometimes no. If the deck is sound and the existing build-up is dry, a re-cover saves money. If the deck has rotted under failed felt, we have to strip back and re-board. The site visit tells us which.

Do you fit insulation as part of the install?

Yes, to current Approved Document L. New flat roofs over 25% of the area trigger thermal compliance, and we build the insulated upstands and warm deck as part of the job.

What warranty do I get?

EPDM manufacturer warranty (typically 20 years) plus our 10-year workmanship warranty. Paperwork handed over on completion.
