Pitched roof materials

Concrete tile

Lifespan: 40–60 years. Cost: ££. Best for: most UK residential roofs.

The default UK pitched-roof material. Wide style range: plain, interlocking, pantile, low-profile. Marley, Redland, and Sandtoft are the major UK suppliers. Mid-weight, durable, fairly priced.

Natural slate

Lifespan: 75–100+ years. Cost: ££££. Best for: period homes, conservation areas, listed buildings.

UK heritage material. Welsh slate is the gold standard; Spanish and Brazilian slate are widely available imports at lower price points. Heavy: requires structural assessment. Generational investment, not a 20-year decision.

Clay tile

Lifespan: 50+ years. Cost: £££. Best for: period properties, conservation areas, character homes.

Plain tiles, pantiles, interlocking options. Distinctive look that ages gracefully. Heavy and somewhat brittle, needs an experienced installer. Excellent for matching listed buildings or planning-restricted properties.

Metal (standing seam, stone-coated)

Lifespan: 40–70 years. Cost: £££. Best for: modern architectural builds, contemporary extensions.

Growing in UK contemporary builds. Energy-efficient, lightweight, fast install. Standing seam is the architectural-statement choice; stone-coated metal mimics traditional tiles. Tata Steel is a major UK supplier.

Felt shingle

Lifespan: 20–25 years. Cost: £. Best for: outbuildings, garages, small extensions.

Less common in UK than US. Cost-effective for utilitarian buildings or sheds. Rarely used as the primary material on a UK home.

Flat roof systems

EPDM (rubber)

Lifespan: 25–50 years. Cost: £. Best for: residential extensions, garages, small flat roofs.

Single-ply rubber membrane. Affordable, durable, easy to repair. The default for UK residential flat roofs.

GRP (fibreglass)

Lifespan: 25+ years. Cost: £££. Best for: visible flat roofs, balconies, complex shapes.

Reinforced fibreglass laid on-site as one continuous piece. Premium look, no joints to fail. More expensive than rubber but worth it for roofs that are seen: balconies, visible extensions, contemporary designs.

TPO (thermoplastic)

Lifespan: 20–30 years. Cost: ££. Best for: commercial flat roofs, larger residential.

Heat-welded seams (no glue or tape to fail). White surface reflects heat, popular for energy-conscious commercial buildings.
